Terms and Conditions

Reservations

- All rates are based on double occupancy.

- Additional overnight guests are $25 per-person per-room per-night.

- A reservation is not completed until a confirmation is sent by the Inn by email or letter.

- Online reservations can be made through our website at the "Availability and Reservations" page.

- Rates published online are only for the current calendar year.

- A two-night minimum is required for weekends from April 1st through December 31 and other special weekends or events.

Check In & Out

- Check-in time is from 3:00 to 7:00 pm.

- No check-ins after 7:00 pm unless prior arrangement is made.

- Check-out time is 11:00 am. Late check-outs are subject to an additional fee.

 Gift Certificates

- If gift certificate is redeemed after one year from date of purchase you will be responsible for balance if the room rate increases.

Parking

- Guest may use the Inn's driveway if available for checking in or out only.

- Overnight parking is available at the public parking garage located behind the Inn on Race Horse Alley.

- Kiosk Machines at the public parking garage: $1.00 per hour up to a maximum of 24 hours for $18.00.

- $2.00 per hour for the EV Charging Station
.- Permits can be purchased at thePermit Store. 
 - Pay-by-Phone Parking: $1.00 per hour

 Smoking & Candles

- The Swope Manor Bed & Breakfast is an entirely non-smoking facility. A fee of one night's room rate will be charged for smoking in the home, guest room or property.

- Lighted candles are not permitted in guest rooms or decks.

Payment Policy

- Deposit: A 100% deposit is required for a one-night stay and a 50% deposit is required for a multiple night stay. The deposit is taken at the time of the reservation and is refundable, subject to our cancellation policies.

 Pet Policy

- We do not allow pets in guest rooms or on the property of the Inn.

Cancelation Policy

-All bookings must give a 14 day cancelation notice to receive a full refund minus a $25 restocking fee.
